(브레이크뉴스인천 박상도 기자) 부천시가 29일, 역세권과 원도심의 균형발전을 위해 ‘결합정비 제도’를 적용한 ‘부천형 역세권 정비사업 공모’ 서류 접수를 진행하고 있다고 밝혔다.

부천시에 따르면, 이번 공모는 지역 여건에 따라 접수 기간을 달리 운영하며, 역세권 지역은 7월 10일까지, 결합지역은 7월 31일까지 신청을 받는다.

‘부천형 역세권 정비사업’은 대중교통 접근성이 우수한 역세권의 노후 주거지를 체계적으로 정비하고, 종 상향 등 고밀 개발을 통해 주거환경을 개선하는 사업이며  개발이 어려운 원도심 노후지역을 역세권과 하나의 정비구역으로 묶는 ‘결합정비’ 방식을 도입해 정비가 정체된 지역의 개선을 유도하는 것이 특징이다.

신청 대상지는 역 승강장 경계로부터 500m 이내 지역으로, 노후·불량 건축물 비율이 60% 이상이고 면적이 2만㎡ 이상인 곳이다. 

신청 자격은 신청구역 내 토지등소유자 또는 공공시행자, 지정개발자로서 주민 동의 10% 이상을 받아 신청할 수 있다.

부천시는 공모 접수 마감 후 8월 전문가 선정위원회 심사를 거쳐 역세권과 결합지역 후보지를 각각 선정하고, 두 지역을 하나의 사업으로 묶는 ‘결합정비’ 방식을 적용해 최종 2개 구역을 대상지로 선정할 계획이다.

공모 참여를 희망하는 구역은 필수 제출서류를 갖춰 부천시청 주거정비과 재개발팀에 방문 접수해야 한다.

 Bucheon City announced on the 29th that it is accepting applications for the 'Bucheon-style Station Area Redevelopment Project,' which applies the 'Combined Redevelopment System' to promote balanced development between station areas and the original city center.

According to Bucheon City, the application period for this contest varies depending on local conditions; applications for station areas will be accepted until July 10, while applications for combined areas will be accepted until July 31.

The ‘Bucheon-style Station Area Redevelopment Project’ is a program designed to systematically renovate aging residential areas within station zones with excellent public transportation accessibility and improve the living environment through high-density development, such as rezoning. It is characterized by the introduction of a ‘combined redevelopment’ method, which links aging areas in the original city center—where development is difficult—into a single redevelopment zone alongside the station area, thereby inducing improvements in areas where redevelopment has stalled.

Eligible application sites are those located within 500 meters of the station platform boundary, where the proportion of aging or dilapidated buildings is 60% or higher and the area is 20,000 square meters or larger.

Eligibility for application is open to landowners, public implementing agencies, or designated developers within the application zone who obtain the consent of at least 10% of the residents.

Following the application deadline, Bucheon City plans to select candidate sites for the station area and the combined zone through an expert selection committee review in August. Subsequently, the city intends to select the final two target zones by applying the ‘combined redevelopment’ method, which links the two areas into a single project. 

Areas wishing to participate in the competition must prepare the required documents and submit them in person to the Redevelopment Team of the Housing and Urban Renewal Division at Bucheon City Hall.
